Breakages:

In the event of any breakages, it would be very helpful if you could leave a note on the dining room table for the Housekeeper, so that items can be replaced for future guests.

We fully understand that accidents happen and generally we do not seek to recover the costs of breakages, however there is an honesty box by the telephone in the hall, if you wish to make a contribution towards the cost of replacement items.


General information

 

Emergencies and fire safety:

Your safety is very important to us and we would like to draw your attention to the following important points:

  • A first aid kit is located on top of the freezer in the utility and shower room;
  • There are fire extinguishers and torches on each floor, located as follows: on the ground floor there is a fire extinguisher in the living room, and two torches located at the front and back doors. On the first floor, there is a fire extinguisher on the landing outside the bathroom door and a torch on the ledge on the staircase;
  • There is a smoke alarm in the stairwell you should familiarise yourselves with the noise that it makes;
  • In an emergency, the front and back doors on the ground floor are the escape routes. Please ensure that all guests are aware of the location of the doors and their keys;
  • Please do not smoke in the house;
  • Please do not do any deep fat frying in the house;
  • Take extra care that any dogs with you do not chew electrical leads, as this could cause fire or injury;
  • Please do not cover or place items on top of any lights;
  • If you bring matches or lighters, please do not leave them in the house;
  • Emergency information is provided on the wall in the kitchen, by the back door;
  • There is are two carbon monoxide detectors installed, one in the living room the other in the kitchen;
  • The gas supply can be turned off by a tap in the box on the external wall at the front of the house (to the left of the front door as you exit);
  • If you smell gas, think you have a gas leak, or are worried that fumes containing carbon monoxide are escaping from a gas appliance, please call the free Gas Emergency Services emergency line immediately on 0800 111 999.

Hot water and central heating:

There is a combination boiler in the kitchen, which means there should always be hot water available. The central heating timing can be set on the boiler – instructions are available in the Instructions Folder, located in the living room table drawer.

Rubbish:

Please use the recycling box outside the back door for all bottles and cans.

Other rubbish should be bagged and either put in the black bin outside the back door or in a black bin bag (there is a supply under the sink).

Gas:

The Landlord’s Gas Safety Certificate is available for inspection in the Instructions Folder.

Mains water:

The stop cock for the mains water is just inside the front door, underneath the telephone table.

Electricity:

The fuse box is located in the kitchen, to the left of the window.

The oven:

Please note that the oven only works when the clock has been programmed – instructions are available in the Instructions Folder.

To use the oven or grill, turn the left hand knob to the desired setting, then set the temperature with the right hand knob (when using the grill setting, the temperature control also be activated).


The wood burning stove:

Please be very careful when using the stove and do not leave it unattended or lit at night, especially if you have children or pets with you.

Logs should be by the stove upon your arrival, with further supplies available in the log store at the end of the garden. Please be careful when carrying logs down the garden path, especially at night or in wet weather.

Shower:          

To use the shower, the power must first be turned on by pulling the cord to the left of the door, as you enter the shower room (not to be confused with the pull cord for the light!). The shower is then turned on using the “on/off” button on the shower unit and adjusting the temperature appropriately.

Telephone and wireless internet access:

There is a telephone located in the hall by the front door. Evening and weekend calls are free and there is an honesty box by the phone for other calls (please note that even very short calls to mobile phones incur a minimum charge of 25p). The telephone number for Rosebank is 01386 593765.

Mobile phone reception is patchy in Rosebank (which can provide a good excuse for not taking calls, whilst you are on holiday!).

Window locks:

There are window locks on all the first floor windows. Keys for the window locks should be on hooks beside each window.

Going out:       

Please remember to lock all doors and windows when you go out. Whilst Ebrington is a very safe village, it is obviously better to be safe than sorry.

Small children:

A high chair is provided for small children and a child safety gate is installed at the top of the stairs – instructions for the gate are available in the Instructions Folder.

Dogs:              

Well behaved dogs are welcome in Rosebank, however, we politely request that they are kept downstairs and that all mess, either in the house or garden, is cleaned up.

Departure:       

Please vacate Rosebank by 10.30am on your departure day, to enable the housekeeper to prepare for the next guests.

We would be grateful if you could turn off all lights prior to departure and ensure that all appliances and the central heating are turned off.

Upon departure, please leave the set of keys in the key safe by the back door.

If you have non-perishable food left over that you do not wish to take with you, please feel free to leave it for future guests. We would be grateful if perishable food could be disposed of.

The garden:     

The garden is illuminated by a light controlled by a motion sensor. This light can be turned off by a switch located in the sun room, above the external window. There is also a switch just inside the back door, which controls an external light on the utility and shower room wall (as well as the sun room light).

We recommend switching the external light and the motion sensor light on if you will be returning to Rosebank in the dark, however, could you please ensure that these lights are switched off when not in use.
